In 2016 Firethorne had 419 homes listed on the market, 92 of which are still active or pending.
Out of the 327 that sold, 127 sold in less than 30 days, 58 sold in 31-60 days, 41 in 61-90 days and 25 took 91-120 days.

101 were in the $250,000-$299,999 sales price range and 134 of the homes were in the 300,000-$399,999 sales price range with the average sales price (SP) per sq ft being $107.33; the majority of sales occurred between April and September with June, July and August being the hottest months for sales (although the subdivision with this many homes sales was pretty steady year round).
Most homes sold 0-13% below their list price with the average being sold at 3% below their list price.
A months of inventory report shows Firethorne at 2.5; Months of Inventory estimates the number of months it will take to deplete current active inventory based on the prior 12 months sales activity. This indicates that it is a seller’s market in Firethorne.
The attached picture shows data on Firethorne from January 2012-December 2016. It’s always good to look at trends. What will 2017 bring? See my blog post HERE for that.

NOTE: due to incorrect subdivision input by agents into the MLS this data may contain a few outliers from the subdivision that may affect the data slightly.
